Delivering repairs to your home 

Repairs and maintenance to your home are our top priority at CHISEL, and we are developing an investment programme following an in-depth Stock Condition Survey.  

There are a number of reasons to carry out the survey first and then programme the works, as it allows us to prioritise funding and works across our whole portfolio of homes and get best value if we need to carry out several of the same pieces of work all at once.  

Thank you for your patience whilst the surveys are carried out.  

This document outlines our repairs service.  

Repairs are split into different categories, which are listed below, and we are creating schedules for each area to deal with both major and minor works.  

We will give you a timescale for when works will start and how long before the whole process is expected to be completed – we will post regular updates on our website. 

This doesn’t of course affect emergency repairs which will be dealt with as a priority as usual. If you see work done on a neighbouring property before yours, this will likely be the reason. 

If you have a maintenance issue that doesn’t appear to be covered by the planned works, or you have concerns that an existing issue is getting worse, please email [email protected] or call (020) 8692 5258 (Monday – Friday, 9am to 5pm). Outside of these hours, you can book an emergency repair by dialling the same number and selecting option 2. 

Planned Works 

Please be aware that an issue you have (e.g. damp) might be covered by works that are already planned (e.g. replacement windows).  

We aim to include the following works in the plan:

Contractors working in your home 

We get three quotations from specialist contractors to ensure we’re getting the best value for money. Unfortunately, this may mean multiple visits from different people before any works can start. We would really appreciate your co-operation allowing contractors access as required so we can make this stage happen as quickly as possible.

Stock Condition Survey  

You will shortly be receiving a letter regarding a stock condition survey. This is basically an audit of every property and includes a detailed inspection to record the condition it’s in. This is very important as it allows us to plan and budget for all the major works that are required. Again, we would appreciate you granting access to the agency carrying out this survey.  The contractor for this is Callfordseaden. 

Roofing 

We are in the process of instructing contractors to check roofs and provide quotes for repair work (or replacement in extreme cases). This has already started, Using HQR and we aim to begin these works May 2024 and progressing into 2025, there are several different aspects of roofing works within the area listed below. 

  • Green roofs / agricultural mineral roofs

Windows and doors 

  • We are in the process of instructing contractors to check windows and doors and provide quotes for repair work (or replacement in extreme cases). This has already started with Nation Care windows and we aim to begin these works May 2024 progressing in 2025. 

Decking works / cladding works 

  • We are in the process of instructing contractors to check decking areas and cladding to provide quotes for repair work (or replacement in extreme cases). This has already started with London and Kent ltd, and we aim to begin these works May 2024 progressing in 2025. 

Replacement kitchens & bathrooms 

  • After the stock valuation survey, we will instigate a plan of repairs and replacements for kitchens and bathrooms. We aim to begin towards the end of 2024 and expect this process to take 2 - 3 years.
