We have moved the AGM venue to Catford, which will be easier for many of our tenants to get to.

Venue: Jubilee Room, at the St Laurence Centre, 37 Bromley Rd, London SE6 2TS, 5 mins walk south of central Catford.

Getting there:

Easily accessible by train (Catford and Catford Bridge stations are five minutes’ walk) and a dozen bus routes pass through the centre of Catford.

St Laurence Centre is close to the crossroads of the South Circular (A205) and the A21 in the heart of Catford.

New contact number for repairs from 2 January

From 2nd January 2018, the CHISEL office is handling all repairs in CHISEL directly managed properties. LFSA are no longer providing the repair service on CHISEL’s behalf for directly managed properties.

Tenants living in properties managed by LFSA and Three Boroughs should continue to contact them about repairs.

Tenants managed directly by CHISEL should report repairs to the CHISEL office main number: 020 8692 5258. For emergency issues out of hours, call the same number (020 8692 5258) and choose Option 1.

Reporting by email or the CHISEL website remains the same, for directly managed properties:

 If emailing about a repair or using the CHISEL webform, it helps if you can send us a photo of the problem.

 

Give your views on social housing directly to the government!

All social housing tenants are invited to participate in a feedback questionnaire for the government, which will contribute to what is included in new policies. The deadline is Jan 31 2018.

The government says: this is not a consultation exercise or a survey as such, but a means for council, housing association and housing co-op tenants to engage and share your views with the Housing and Planning Minister.  The feedback received through this questionnaire will feed into the scope and content of the Social Housing Green Paper.

Information for residents following the fire at Grenfell Tower

A major fire broke out on Tuesday 13 June at the 24-storey Grenfell Tower in West London. As of Monday 19 June, 79 people are presumed dead or missing. Our thoughts are with those affected.

We want to reassure our tenants that their safety is taken extremely seriously across CHISEL.

What is CHISEL doing to help keep residents safe from risks of fire?

  • We undertake fire risk assessments (FRA’s) in all our shared housing, blocks of flats, and houses that are converted into flats which are above 3 storeys. These are undertaken by a suitably qualified external consultant.
  • We are embarking on a planned programme of scheme inspections to ensure all communal areas are kept clear from fire risks.

CHISEL back in full operation after two problems

CHISEL suffered a fire on our premises in February. No-one was hurt, no information was lost, and we are restored to full operating capacity. Thanks to our contractors who got the necessary works done. 

We also had a major IT issue during the same period, which hampered our contact by email for some days.  This is also now  resolved, and no emails were lost as far as we know.

Apologies to any tenants who had delays in our response during late February and March, and through knock-on effects in April. We have done our best to deal with all urgent matters. Thanks for your patience.

CHISEL phones down Friday 17 and Monday 20 February

The CHISEL main phone system is down at present, probably till the end of Monday 20 February.

We cannot currently access messages left on the answerphone on the main CHISEL number (020 8692 5258).

To contact us urgently, please email [email protected], which we will check frequently and get back to you. Our other email addresses are also working as normal. 

We apologise for this inconvenience, which we are working to get fixed as soon as possible. 

Tenant Survey 2016 – satisfaction increased

In 2016, CHISEL asked our tenants how satisfied they are with their housing and the services they receive from CHISEL and our managing agents.

Overall satisfaction has risen since the previous survey. The survey identified a number of areas to improve, and the information provided is already helping CHISEL to set priorities.

More than half of CHISEL tenants returned surveys, and five won a £50 prize in a random prize draw.

All information tenants gave was anonymous, unless they chose for it to be shared with CHISEL. The survey was carried out by Acuity, an independent organisation.

Opening hours and emergency repairs over Christmas

Christmas Opening Hours

CHISEL’s office will close for Christmas on Thursday 22 December 2016, at 5:00 pm.

The office will be open with a skeleton staff on Wednesday and Thursday, 28-29 December, and reopen fully on Tuesday 3 January 2017 at 9.00am.

If you have an urgent repair, call our usual repair number: 020 8692 9294. When our normal service is closed you will be transferred to our emergency service, who will deal with your report.
