1 .Linda opened the meeting by briefly outlining what the function of the CTSB would be e.g. a link between CHISEL tenants, the Board of Management and staff. A group, which will be open and accessible to all tenants. Creating opportunity for tenants to express their views.

2 .André expressed concern that Dougal Brown (maintenance officer & self builder) was no longer with CHISEL as he had an excellent knowledge of self-build properties. André was concerned that general contractors hold no knowledge of self-build properties. There are issues which only self-builder will have knowledge of.

It was suggested that a fact sheet be put together containing maintenance info relevant for self-builders. This would be especially useful to those now living in self-build who did not build the property themselves. Action - André volunteered to draw up some points.

John - highlighted that this was where the new CHISEL Tenant Maintainers policy would be of value. The new policy will enable tenants to apply to carry out maintenance work on their own or other CHISEL properties - under the procedures set out in the Tenant Maintainers policy.

John - CHISEL is attempting to monitor the maintenance service provided by asking tenants to give feedback by filling out feedback slips. However, not many tenants return the slips.

John - CHISEL is now monitoring levels of responsive repairs. Aiming to identify the problem properties that are generating undue numbers of repairs.

Mike - Although he had hardly used the Maintenance service he, was not clear which number to phone. Linda - this seemed to be an issue for some tenants as CHISEL received calls for maintenance even though they do not deal with maintenance. Action: Linda to explore why it is not clear which number tenants should call for maintenance.

Vic - How do we deal with issues (self build) that tenants are not dealing with themselves e.g. Bindweed growing up properties or vegetation against or near the structures that could facilitate damp or rot.

Vic - Suggested, as all the self-build properties are wooden it would be of value to investigate if any damage had been caused by rain and if so what could be done to remedy it? Vic- suggested we carry out a structural/integral survey of all self-build properties to assess the condition of them. Action: to be discussed further at the next meeting.

The question was raised as to when bathrooms would be replaced?

John - under decent homes standards bathrooms have a 30 year life span, therefore not in the current replacement programme.

3 .It was suggested that the next CTSB meeting should be for self-builders to discuss any issues pertinent to self build properties.
